Traditional Build

Tekt Modular Build

Groundwork

  • Initial feasibility discussions, site investigations, and early design conversations are undertaken separately.

  • Surveys, soil tests, and consultant inputs are often commissioned at different stages, with costs and timelines subject to change.

  • Coordination typically sits with the client, and design decisions are made without full construction or budget certainty, increasing the risk of delays and cost blow-outs.

4-12 weeks

  • Initial conversation to discuss your vision, the site, feasibility, high-level costs and timelines

  • Pre-Construction Service Agreement secures design pathway (Design Series or custom build)

2-4 weeks

Concept Design

  • Multiple, separate meetings with architect and builder

  • Concept design often slow due to unclear scope, scheduling delays, and fragmented communication

  • Early cost estimates often inaccurate, leading to redesigns

2 weeks

  • Select from Tekt’s Urban, Rural, or Coastal Series, or a custom build

  • Concept design delivered in a structured, guided process aligned to modular feasibility

  • Preliminary design package ready for quoting

2 Weeks

Shaping the System

  • Design is sequential and can be lengthy

  • Decisions on finishes often scattered between suppliers

  • Multiple rounds of drawings, often with architect, engineer, and builder all working separately

  • Cost blowouts common at this stage

8-20+ weeks

  • We work with you to refine layout, finishes, external form, windows and doors, any upgrades or optional extras

  • Final design sign off and fixtures, fittings and equipment are locked in

  • We provide careful guidance along the way. Some projects need one round, some need three. We keep the energy calm and structured until the design is signed off.

  • No surprises: full clarity before approvals.

2-4 weeks

Building Approvals

  • Customer may need to manage consultants or chase quotes

  • Engineer, certifier, council and energy assessor all engaged separately

  • Delays common due to coordination gaps

  • Approvals often slow due to missing or inconsistent information

6-16+ weeks

  • We coordinate all consultants and reports

  • You deal with one Tekt team, not several separate consultants

  • Building approval is issued: the green light for factory production to begin

4-8 weeks

Considered Construction

  • Weather, subcontractor availability, and supply issues often cause delays and cost blow-outs

  • Quality varies depending on trades

  • Customer often experiences stress during this uncertain phase

20-40+ weeks Onsite build

  • Assembly in our controlled factory environment means no weather delays

  • We ensure predictable progress via defined milestone claims

  • We share progress photos and updates throughout

  • Heavy focus on quality control before modules leave the factory

6-8 weeks

Seamless Delivery

  • Multiple trades on site for final fit-off

  • Higher risk of delays due to weather and coordination issues

  • Defects can stretch out for months

  • Aftercare varies widely by builder

4-12 weeks

  • Tekt handles all logistics from the factory to installation on site

  • Final inspection to ensure quality and compliance and customer walkthrough completed efficiently

  • Handover is warm, structured, and organised

  • Aftercare – 30-day check-in and 12-month service
